Florida Housing Finance Corporation (FHFC)

Florida Housing’s Homebuyer Programs offer qualified homebuyers 30-year, fixed-rate first mortgage loans and are available in all 67 counties throughout the state. The program is offered to borrowers who are purchasing a primary residence, meet program income & purchase price limits, can qualify for a first mortgage loan, and who successfully complete a homebuyer education course. Borrowers who qualify for program first mortgage loans automatically qualify for one of Florida Housing’s down payment & closing cost assistance programs. If you are not a first time homebuyer, you may still be eligible to participate if you are purchasing a home in a federally designated targeted area or if you are a qualified Veteran. The First Time Homebuyer Program uses income and purchase price limits to determine eligibility.

FL First and FL Military Heroes BOND Program

30 year fixed rate mortgage with a $7,500 deferred second mortgage. The second mortgage is not forgivable. Repayment is deferred, except in the event of the sale, transfer, satisfaction of the first mortgage, refinancing of the property or until such a time the mortgagor ceases to occupy the property at which time, the Florida Assist will become payable in full. Available for government only loans. Veterans and active duty military personnel utilizing the Military Heroes Loan qualify for a reduced first mortgage interest rate.  1st Time Homebuyer Requirement.

FL HLP BOND Program

30 year fixed rate mortgage with $10,000 second mortgage amortized over 15 years @3% paid monthly with 1st mortgage.  The unpaid balance will become due when the first mortgage is satisfied, refinanced or when the deed is transferred or if the borrowers no longer occupy the home as their primary residence.  Available on Single Family and Multi Family homes. Government only products. 1st Time Homebuyer Requirement.

Escambia County

30-year Fixed Rate Mortgage Loan WITH Up to $7,500*, 30-Year Deferred Non-Interest Bearing Second Mortgage Loan for Down Payment and Closing Cost Assistance. 1st Time Homebuyer Requirement. Property must be located in participating Counties:  Alachua, Bay, Bradford, Escambia, Franklin, Gadsden, Gulf, Hernando, Indian River, Jackson, Jefferson, Leon, Marion, Martin, Okaloosa, Santa Rosa, St. Lucie, Wakulla and Walton Counties. Available for government only loans. The Authority's Governmental Option mortgage loans are subject to the potential for Recapture Tax. Single Family home only.

Big Splash HFA SF BOND Program

30-year Fixed Rate Mortgage Loan WITH Up to $7,500*, 30-Year Deferred Non-Interest Bearing Second Mortgage Loan for Down Payment and Closing Cost Assistance. 1st Time Homebuyer Requirement. Big Splash HFA SF BOND Program with Affordable Income Subsidy Grant

30-year Fixed Rate Mortgage Loan WITH Up to $7,500*, 30-Year Deferred Non-Interest Bearing Second Mortgage Loan for Down Payment and Closing Cost Assistance. Combined with AIS Grant in the amount of $2,500 for borrowers above 50% of AMI but at or below 80% AMI are eligible for an AIS Grant of $1,500.  There is no repayment of the AIS Grant – it is a grant subsidy.  1st Time Homebuyer Requirement. Property must be located in participating Counties:  Alachua, Bay, Bradford, Escambia, Franklin, Gadsden, Gulf, Hernando, Indian River, Jackson, Jefferson, Leon, Marion, Martin, Okaloosa, Santa Rosa, St. Lucie, Wakulla and Walton Counties. City of Pensacola / Escambia County

Stand alone soft second $7,500 assistance of total loan amount deferred payment loan @0% for 5 years and then forgiven. Property must be located in Escambia County. Government and Conventional Options. Single Family Owner Occupied home only. 1st Time Homebuyer requirement. Buyer must provide a minimum of $1000 out of pocket toward fees or down payment. Income and Purchase price limits are applicable.

Escambia Consortium HOME Investment partnership Program (HOME)

Stand alone soft second $12,500 assistance of total loan amount deferred payment loan @0% for 5 years and then forgiven. Property must be located in Escambia County or City of Pensacola. Government and Conventional Options. Single Family Owner Occupied home only. 1st Time Homebuyer requirement. Buyer must provide a minimum of $1000 out of pocket toward fees or down payment. Income and Purchase price limits are applicable.

City of Pensacola Housing Incentive Program (COPHIP)

Stand alone soft second $15,000 assistance of total loan amount deferred payment loan @0% for 5 years and then forgiven. Property must be located in Escambia County or City of Pensacola. Government and Conventional Options. Single Family Owner Occupied home only. 1st Time Homebuyer requirement. Buyer must provide a minimum of $1000 out of pocket toward fees or down payment. Income and Purchase price limits are applicable.

Santa Rosa County

Florida Housing’s Homebuyer Programs offer qualified homebuyers 30-year, fixed-rate first mortgage loans and are available in all 67 counties throughout the state. HOME Program

Stand alone soft second $10,000 deferred at 0% for 15 years. 15 year residency requirement. Property must be located in Santa Rosa County.  Government and Conventional Options. Available on Single Family Owner Occupied existing home only. 1stTime Homebuyer requirement. Income and Purchase price limits are applicable.
